Cabrio is comprised of a dedicated team of people whose mission is the delivery of property services to Company clients. We pride ourselves on running an efficient organization that is prompt, courteous and knowledgeable. We have decades of experience in property management and investing. We solve complex problems for clients, and we do it with integrity and care. The Cabrio Group of Companies is led by Rob Spears, Bennett Borsuk and Jason Costello.

JASON COSTELLO

PRINCIPAL
With 15 years of commercial real estate experience including property management, leasing, investment and renovation, and development work, Jason brings broad experience and knowledge to Cabrio clients. His primary foundation of experience is analyzing, structuring and operating syndicated real estate investments.

Jason specializes in bringing strategic opportunities to the Company and its clients that are risk-adjusted and value add. This strategy is extended to Cabrio sponsored property acquisitions through syndicated investment partnerships, property management relationships and select investor clientele.

Jason has been involved in several new developments and adaptive re-use projects and also new construction multi-family and student housing developments. As part of Cabrio’s investment strategy, Jason has guided several equity investments in the acquisition of operating companies in property management and hospitality.

Jason’s day-to-day involvement in the leadership of Cabrio includes overseeing the team, the maintenance and project management departments, and providing the long term vision for the Company. Jason is an active member of the Ann Arbor community, having served on several boards including the Washtenaw Affordable Housing Corporation and the Ann Arbor Art Center.

Jason is an instrument-rated private pilot, graduated from The University of Michigan and lives in Ann Arbor with his wife and two children.

BENNETT BORSUK

PRINCIPAL
Bennett has over 20 years of real estate management investment experience having started his career owning and operating a portfolio of student housing properties since he was a student himself at the University of Michigan.

While overseeing all aspects of the business on a day-to-day basis, Bennett is particularly focused on the development and implementation of Cabrio’s operating systems and technology infrastructure.

Bennett’s leadership in technology allows Cabrio to operate with sophisticated systems and procedures, giving our clients and team members an efficient platform to access services and deliver an excellent client experience.

Bennett is also an expert at marketing systems and techniques, creating value for clients by bringing the latest in marketing and leasing strategies. In the fast evolving world of student housing and development and the unique marketing that the sector demands, this is a critical advantage of the Company and its clients.

Bennett is a self-made entrepreneur with other business ventures in information technology and marketing. He has been involved in several acquisitions of operating companies, venture capital investments and dispositions, and real estate fund investment partnerships. He is a licensed real estate broker in the State of Michigan.

Bennett enjoys working with the Ann Arbor Area Community Foundation and other community organizations, graduated from the University of Michigan and lives in Ann Arbor with his family.

ROB SPEARS

PRINCIPAL
Rob has been dedicated to the profession of real estate management since starting in the business in 1993 following a degree of Bachelors of Business Administration from Iowa State University.

Rob has 25 years of commercial real estate investment, development and management experience. He has structured over 25 commercial property acquisitions and been involved in the underwriting of several operating business acquisitions in the property management space. His experience includes office, retail and student housing assets.

Rob has managed a diverse portfolio of real estate in his career, including everything from large apartment and student housing communities with a full staff of on-site team members, to ground up luxury housing developments, to commercial co-working spaces.

Rob is Cabrio’s principal in charge of overseeing all financial matters and operations for the Company. Cabrio’s current portfolio of assets spans over 150 individual business entities, includes 1,500 student apartment units, over 3,000 residential units in condo and homeowners associations, 24 commercial office and retail buildings, and over $300MM in total assets across Michigan and Florida.

Rob is responsible for the accounting, budgeting, forecasting, payroll and financial management of Cabrio’s portfolio. Rob is a licensed real estate broker in the State of Michigan.

Rob currently resides in Saline, MI with his family, is an accomplished golfer and enjoys competing in both State and National level amateur golf events.

YELENA KOVALIK

DIRECTOR OF FINANCE

With over 10 years of experience in the construction and real estate accounting field, Yelena is the Director of Finance for Cabrio Properties and plays a major role in the financial management of the business. Yelena works directly with Cabrio ownership to help oversee all aspects of the business, including the financial management of portfolio properties and Cabrio’s operating businesses.  Yelena has deep knowledge of property accounting and finance and is responsible for the financial management of over 100 business entities. Yelena also has direct oversight of Advanced Property Management Services, Cabrio’s subsidiary management platform located in Naples, FL.

Yelena, originally from Kazakhstan, settled in the U.S. with her family over 20 years ago. She graduated Summa Cum Laude from Hodges University in Naples, Florida with a bachelor’s degree in Business Administration and a minor in Accounting. She enjoys spending time with her husband and two children through camping, boating or simply hiking and exploring nature.

ASHLEY WEBER

DIRECTOR OF ASSOCIATION MANAGEMENT AND CLIENT SERVICES
Ashley Weber, our Director of Association Management and Client Services, has over 14 years of experience in Property Management, is a licensed Real Estate Salesperson in the State of Michigan, and a licensed Community Association Manager (CAM) in the State of Florida.  Ashley has been part of the Cabrio team for over 7 years and is responsible for the management of our condominium associations and homeowner’s associations (HOAs) throughout the Ann Arbor and Saline area. Ashley brings exceptional customer service and management expertise to her portfolio of associations and is an industry leader in this niche area of property management.   Ashley specializes in the complex area of Association management, is experienced in capital planning and budgeting, has established vendor relationships, and facilitates board meetings and annual meetings for her associations. Ashley is also involved in the financial management and oversight of Cabrio’s portfolio of operating companies; providing leadership in property management, accounting and human resources.

Prior to Cabrio Properties, Ashley worked at the Boca Grande Club, Boca Grande, FL, for 7 years as the Assistant Property Manager and Assistant to the CEO.  Ashley lives in Pinckney with her husband and pets, and enjoys spending time with family, being outdoors, hiking, gardening, and visiting their family cottage on Houghton Lake.

NATALIE FORSHEE

DIRECTOR OF PROPERTY MANAGEMENT

Natalie Forshee is our Director of Property Management overseeing both our residential and commercial property portfolio and our residential leasing department. She is a licensed Real Estate Agent in the State of Michigan and works directly with Cabrio ownership in all aspects of the property management process. Natalie gets involved in everything from new client procurement to commercial leasing, legal matters and Cabrio personnel management. She is a dedicated professional that works to ensure that Cabrio clients receive the highest standard of care and attention. Her experience is broad and her portfolio ranges from commercial office, retail centers, conventional multi-family and student housing. Her client base ranges from individual real estate investors to national institutional ownership groups.

Prior to her time with Cabrio, Natalie spent 6 years managing properties in both Michigan and Nebraska. Natalie worked her way up through the industry to a Community Manager position at an LIHTC property in Omaha, NE. Since joining Cabrio, Natalie has been involved in several departments within the Company and has swiftly grown to become a key leader within the business. She holds a bachelor’s degree in Marketing Management from Bellevue University, where she graduated Summa Cum Laude. Natalie is the mother of two young boys and enjoys being outdoors and thrift shopping in her spare time.

DESHON BLAYLOCK

DIRECTOR OF MAINTENANCE AND CONSTRUCTION

DeShon is the Director of Maintenance and Construction for Cabrio and responsible for the oversight and management of one of our largest business units by revenue. His organization covers three separate departments including property maintenance, construction services, and On-Demand Services. He brings over 20 years of maintenance experience and 15 years of management experience to his team of dedicated technicians and builders. Property maintenance is a key component to Cabrio’s overall property services ecosystem. Our construction unit is a value-add service available to Cabrio’s managed property portfolio and select clientele. Our On-Demand Services unit provides home services, maintenance and construction and renovation services to our home owners within our Association management portfolio and select clientele outside of our portfolio.

DeShon is originally from Flint, has worked in various parts of the state, and currently resides in Ypsilanti with his family. In his spare time, he really enjoys playing board games with his wife and daughter. His true stress reliever is playing NBA 2K as it allows him to live out his dreams of playing in the NBA.

AMANDA WALLEN

CORPORATE DEVELOPMENT ADVISOR

Amanda Wallen is currently serving as the Corporate Development Advisor for Cabrio Properties and has been with Cabrio since 2018. Amanda is responsible for new business development and acquisitions, training, operations and advising in multifamily development. She brings over thirteen years of real estate experience in multifamily, single family and commercial management and sales. Amanda has been the Cabrio lead on new multi-family development projects totaling over $100M in asset value. With experience working in large urban metros as a manager for Greystar, Amanda brings institutional level perspective to Cabrio’s business and clients.

Amanda obtained her real estate license in 2007 and graduated with her Bachelor of Science degree from Grand Canyon University in 2014. Amanda and her husband live in Howell, Michigan along with their three beautiful daughters Elliana, Seraphina and Attalie. They enjoy spending family time outdoors hiking and exploring.

JEREMY MATTHEWS

AREA DIRECTOR

Jeremy is the Area Director for Cabrio’s mid-Michigan portfolio. Jeremy is responsible for the management and oversight of our properties located in the East Lansing, Lansing and Okemos areas. His expertise includes student housing, conventional multi-family and commercial property management. He is involved in all aspects of the management process including marketing, leasing, maintenance, and personnel management. Jeremy’s current portfolio exceeds $125MM in asset value with another $100M in various stages of development. He is an expert in new construction lease-up and development management.

Jeremy Matthews was born in Cincinnati, Ohio. He has been in property management since 2010 and has worked in several states in various roles within the industry. He is a HUGE fan of University of Michigan football and basketball, loves riding bikes, working on home improvement projects, cooking, and going to the dog park with his two dogs Nala and Bear. His effervescent personality comes in handy when working with his group of over 20 Cabrio team members.

JAMES MORDAUNT

MANAGING PARTNER AND GENERAL MANAGER – ADVANCED PROPERTY MANAGEMENT SERVICES

James is a Managing Partner and the General Manager of Advanced Property Management Services (APMS), a wholly owned subsidiary of Cabrio Properties located in Naples, Florida. James heads the APMS business unit which provides property management, condo association and home owners association management services to clients in the greater Naples area. APMS provides sophisticated management services which integrates property level management, accounting, maintenance and project management services. APMS is a leading provider of property management services in Collier and Lee counties where we currently serve approximately 3,000 residential homes in over 60 communities.

James has extensive experience in organizational management, property management and hospitality. Prior to joining APMS, James was the General Manager for the World Tennis Club in Naples and previously the Director of Outside Operations at Grey Oaks, a world class Country Club that sits atop the elite lifestyle communities in the Naples area. James brings exceptional experience in service and management to the APMS team. James lives in Bonita Springs with his young family, is an avid golfer and is a long time resident of the Naples area, having followed his father’s lead into the property management business.
